Staff quarters with walled yard, laundry, generator house and twin car-port are conveniently placed.
There is a separate external rondavel store constructed of coral blocks with a makuti roof. It has
double doors for easy access of large items. Great for storing all your garden tools, bottle crates,
charcoal, BBQ, fishing tackle and boat gear.

WATER STORAGE:

There is a 40,000 litre concrete underground water storage tank served by rain water gutters from
the main house. It also can be filled easily by water tanker. There is also a 10,000 litre above
ground plastic tank fed by rain water gutters from the Staff quarters. Both tanks are linked by
pipework to facilitate transfer of water from one tank to the other.

GENERATOR:

The generator is by Perkins bought new from Blackwood Hodge. It has run less than 100 hours
from new. it is single phase 10KVA, (prime power) 1500 r.p.m. water cooled and continuous rated.

SECURITY:

The whole complex is walled with an electrified razor wire fence on top of the wall. This fence is
connected to an audible alarm and also connected to G4S rapid response team. The house itself is protected by steel grille doors and solid steel doors at the bedroom
access points.

The access to the beach is through a heavy duty solid wooden door lockable from the inside. The
seafront is secured by electrified razor wire. Genuinely, this security set-up is probably better than most on the coast. There are permanent concrete steps leading to the beach.

BUILDING SPECIFICATIONS:

The main construction is well founded into solid coral rock. There is a vapour barrier under the
entire floor slab and termite protection. The floors are all reinforced concrete with terrazzo
decorative finish throughout. The verandah floors are finished with mazeras stone.

The walls are constructed from 200mm thick machine-cut coral block supported by reinforced
concrete columns and beams according to the Architects design. The current owner personally
ensured that the original design specifications for the whole building were followed during the
entire course of construction.

The roof is clad with genuine Decra aluminised steel, imported from New Zealand and guaranteed
against rust for 50 years.

All internal doors, window frames, cupboards and wardrobes are made from cedar, hence no
termite worries.

Plumbing pipework is heavy duty plastic, hence no rust and furring-up of pipes.

The toilets are supplied from the well, which is slightly salty, and acts as a great cleaner and
natural disinfectant. It also means that you minimise consumption of fresh water.

The fresh and well water pipework and water storage systems are entirely independent of one
another.

There is a huge waste water disposal pit 6 meters deep. It will not fill up or leave any residual
smell. The same goes for the septic tank.

The well is 7 meters deep and 2 meters diameter enclosed by a wall and lockable steel grille top. It
is equipped with an automatic pump delivering water to the loft tank that supplies all the toilets. The
well is covered by a corrugated iron shed to eliminate debris. The yield from this well is more than
adequate even in the dry season.

FURNITURE:

BEDROOMS
All bedrooms have attractive wooden beds (6 feet 8 inches long) with mattresses. Two of the
bedrooms have King Size beds and the other two have two single beds in each. All the beds have
full size, fully surrounding mosquito nets, fitted to the ceiling. Each bed has bedside tables and
bedside lamps. All the necessary bedding is provided including enough to cater for laundry days.
Curtains fitted in all bedrooms.

LOUNGE DINING ROOM
There is an attractive wooden 10 seater dining table with 10 wooden chairs. 4 palm wood easy
chairs and 2 round tables. 2 book cases.

KITCHEN
Large fridge, bottle cooler, 4 burner gas stove, 2 gas cylinders, microwave oven, toaster,
kettle, cutlery, crockery for 10 people and all the usual kitchen utensils. A heavy duty mango-wood
central table / work top. Numerous shelves and cupboards. Walk-in pantry also with much
shelving.
STAIRWELL
Full size ventilated linen cupboard, 2 spare mattresses

EXTERNAL
4 Rustic easy chairs and 2 sofas with numerous colourful cushions, 2 rustic heavy (tree trunk)
tables. Pool beds and chairs, dug-out canoe flower pot.

OVERVIEW:
The property is privately owned by Kenya citizens with 100% genuine verified titles free of any
encumbrances. All detail regarding the history of previous ownership, titles and area maps will be

There is no traffic noise or music from bars and hotels.

There are numerous wild birds, hares and the occasional Sokoke cat that comes visiting. Whales
have been seen from the upper verandah.
