Unmet demand: where searches find nothing

Searchers above asking, homes for sale
The typical budget is the median maximum price searchers stated, from at least 50 searches that stated one; the asking price is the median of the live listings. "Within budget" is the share of those listings priced at or under the typical budget.

Each bar is the share of searches asking for that bed count minus the share of live listings offering it, in percentage points: to the right, more people want it than the market lists; to the left, the reverse. Searches with no bed count stated, and listings with no bedrooms recorded, are left out of both shares.

How is this report measured?
Demand is every property search run in a browser on Kenya Property Centre between 6 Oct to 4 Nov 2026, counted once per search per visit, with searches by reference number left out; searches began being recorded this way on 17 September 2026 and nothing earlier is used. Supply is the listings live at the end of that period that were published, priced as a whole property in KES and at or above the same price floor the quarterly market report applies. An area is published only with at least 100 searches and 20 live listings; a typical budget needs at least 50 searches that stated one. Figures are refreshed nightly.
How we measure demand against supply.
Demand is every property search run in a browser on Kenya Property Centre between 6 Oct to 4 Nov 2026, counted once per search per visit, with searches by reference number left out; searches began being recorded this way on 17 September 2026 and nothing earlier is used. An area is published only with at least 100 searches and 20 live listings; a typical budget needs at least 50 searches that stated one. Figures are refreshed nightly. Property alert figures count PEOPLE who asked to be told about new listings, once each however many alerts they hold, frozen on 5 Nov 2026. Alerts are matched to listings only when a listing is first published, so "no new listings" means none have matched in the last 30 days, not that nothing on the site fits. Areas with fewer than 20 people or 20 live listings are left out.
No individual search or searcher is published; every figure is a count or a share over an area. Enquiries are counted the way the quarterly market report counts them — once per person, listing, channel and day.
