How we measure price.
Every quarter we snapshot the asking price of every listing published on Kenya Property Centre and group it by category, property type, county and area. The median is the headline figure — asking prices are heavily skewed, and a single mansion should not move an area's number.
Areas and property types with fewer than 20 listings are left out, as are listings advertised in US dollars and listings asking below KSh 10 to rent or KSh 100 to buy — placeholder prices rather than real ones. Every figure is in KES.
