Studio or bedsitter: what you get
A studio puts sleeping, living and cooking in one open room, with a separate bathroom. The difference from a bedsitter is mostly one of building and finish: studios are typically in newer blocks with lifts, parking, security and shared amenities such as gyms or rooftops, and many come furnished.
Studios are common in Nairobi's apartment areas, where developers build them for young professionals, investors and the short-let market. Business Daily, reporting KNBS survey data, found that studios and bedsitters return some of the lowest long-let rental yields, which is one reason many studio owners let them furnished by the night or week instead.
When you rent or buy a studio in a block, you will usually pay a service charge for shared services on top of rent or the purchase price. A studio bought in a newer block should come with a sectional title.
Kenya Property Centre has no separate studio category; studios are listed under flats and apartments for rent, for sale and as short lets.
Studios as short lets. Many studios in Nairobi are let furnished by the night or week. If you are buying one for this, check that the building's rules and the management corporation allow short lets, what the service charge covers, and whether the developer runs a letting scheme.
Where studios are found
- Kilimani, Kileleshwa, Westlands and Lavington (Nairobi): the main studio market, with many furnished units and short lets.
- Ruaka, Roysambu and the Thika Road corridor: newer, cheaper studio blocks aimed at young professionals and students.
- Mombasa and the coast: furnished studios are common as holiday short lets.
What to check
- Is it furnished, and is there an inventory?
- What does the service charge cover, and who pays it?
- For a purchase: is there a sectional title, or will one be issued?
- For a short let: what are the house rules and cancellation terms?
Things to watch for
- Short-let listings that ask for full payment to a personal account before you have confirmed the host.
- A "studio" that is really a partitioned room in a house.
