Bungalow

Last checked 13 October 2026 · Checked by the Property Centre content team

A bungalow is a single-storey house, usually detached on its own plot, with all rooms on one floor. In Kenya it is the most preferred house type in surveys, common in older Nairobi suburbs, satellite towns and rural areas, and often built with a separate DSQ.

Also called: single-storey house

What a bungalow offers in Kenya

A bungalow keeps every room on the ground floor: living room, kitchen, bedrooms and bathrooms. That makes it easy for older people and children, simple to extend, and popular with families building on their own land.

KNBS survey data reported by Nation found that most Kenyans would choose a bungalow if they were building or buying, even as developers build more maisonettes and apartments. A bungalow needs more land than a maisonette for the same floor area, so in expensive urban areas developers tend to build upwards, while bungalows dominate in Machakos, Kajiado, Kiambu's outer areas and upcountry towns.

Bungalows come detached on their own plot, semi-detached or in terraces in estates. On Kenya Property Centre they are listed under houses as detached, semi-detached or terraced bungalows.

Building your own. Many Kenyans build a bungalow in stages on land they already own, starting with the main rooms and adding a DSQ or extension later. Approved building plans from the county are needed for each stage, and they matter later if you want to sell or use the house as security for a loan.

Differences by county

  • Machakos, Kajiado and outer Kiambu: many new bungalows on their own plots, often built by owners themselves.
  • Older Nairobi suburbs (Karen, Langata, parts of Westlands): large bungalows on big plots.
  • Upcountry towns and rural areas: the most common family house type.

What to check

  • Is the plot size on the title the same as what is fenced?
  • Are there approved building plans for the house and any extension?
  • Is there a DSQ, and is it in the plans?
  • Is the title individual, or still on a mother title in an estate?

Things to watch for

  • Extensions built without approval.
  • A bungalow on a plot whose title is still being processed, with no timeline.

Questions

What is a bungalow?

A house with all its rooms on one floor, usually detached on its own plot.

Bungalow vs maisonette: which is better?

A bungalow suits families who want no stairs and have more land; a maisonette uses less land. See the comparison table.

Where can I buy a 3 bedroom bungalow in Kenya?

Search detached bungalows for sale; Machakos, Kajiado and Kiambu have many listings.

Do bungalows cost more to build than maisonettes?

It depends on the design and plot. A bungalow needs more land and roofing for the same floor area; a maisonette needs stronger structure and stairs.

What is a semi-detached bungalow?

A single-storey house that shares one side wall with a neighbouring house.

Is a bungalow cheaper to rent than a maisonette?

Not always. Rent depends far more on the area, plot size and finish than on the number of floors.
