Townhouse

Last checked 19 October 2026 · Checked by the Property Centre content team

A townhouse is a house of two or more floors that shares one or both side walls with neighbouring houses, in a row or inside a gated estate. In Kenya the label is used loosely, often for the same houses called maisonettes, and estate townhouses usually pay a service charge for shared security and grounds.

Also called: town house, townhouses, town houses

What a townhouse is in Kenya

A townhouse is one of a row or cluster of similar houses joined by shared walls. Each has its own front door and usually a small garden or yard. Most have the living room and kitchen downstairs and the bedrooms upstairs, and many in Nairobi come with a DSQ.

Townhouse or maisonette? Kenyan sellers use the two words for much the same thing. "Maisonette" is the everyday Kenyan word for a family house on two floors, whether it stands alone or is joined to its neighbours. "Townhouse" tends to appear in adverts for newer gated developments, especially in Nairobi suburbs such as Lavington and Westlands. One house can be advertised under both names. What matters is what you actually get: shared walls or not, the size of the plot, and how the estate is run. On Kenya Property Centre, townhouses are listed as a type of house, and many of those listings also call themselves maisonettes.

Why developers build them. Joined houses on smaller plots fit more homes on expensive land than detached bungalows would, which is why they cluster in Nairobi and the nearer parts of Kiambu. Survey data reported by the Nation still shows most Kenyans would rather own a bungalow, so the townhouse is mainly an urban choice.

How ownership works. Estates use one of three set-ups:

  • each house has its own title for its own plot, with a residents' association or management company running the shared areas;
  • the estate is registered under the Sectional Properties Act 2020, so each house is a unit with a sectional title, and the owners together form a management corporation that runs the common areas and collects service charge;
  • in older estates, houses were sold on long sub-leases with a share in a management company. The 2020 Act requires sub-leases of flats, maisonettes and town houses that were meant to give ownership to be converted to sectional titles. Ask whether this has been done for the house you are looking at.

Service charge. Gated townhouse estates charge every owner a regular service charge, which landlords often pass on to tenants. It typically pays for guards and the gate, cleaning of shared areas, garbage collection, outdoor lighting and sometimes a borehole, pool or clubhouse. Ask what it covers and whether the house is up to date before you sign.

What to check

  • Which kind of title the house has: its own title, a sectional title, or a long lease with a share in a management company. Ask for a copy and do an official search.
  • For a sectional unit, whether the sectional plan is registered and the management corporation has been formed.
  • The service charge: what it covers, who collects it, and a statement showing no arrears on this house.
  • The estate rules or by-laws on extensions, letting, pets and parking.
  • Approved building plans, and that the house as built matches them.
  • Who repairs shared walls, roofs, drains and estate roads.
  • For renters: whether the rent quoted includes service charge.

Things to watch for

  • A title "being processed" with no clear timeline, or an old long lease that was never converted.
  • A seller who cannot show service charge statements, or an estate with large unpaid arrears and broken shared services.
  • No residents' association, management company or corporation, so nobody is responsible for the gate, roads and sewer.
  • Extensions or rooftop rooms built without approval.
  • A developer who still controls the common areas long after the houses are sold.

Questions

What is a townhouse in Kenya?

A house on two or more floors joined to its neighbours by shared walls, usually in a gated estate with a service charge.

Is a townhouse the same as a maisonette?

Often, in practice. Maisonette is the everyday Kenyan word for a two-storey house; townhouse is used more in adverts for joined houses in newer estates. Check whether the walls are shared and how the estate is run.

Do townhouses pay service charge?

Almost always when they are in a gated estate. It pays for security, shared cleaning, garbage and lighting, and sometimes amenities such as a pool. Ask for the latest statement before you buy or rent.

What title does a townhouse come with?

It can be a title for the house's own plot, a sectional title for the unit, or in older estates a long lease with a share in a management company. An official search shows which.

Townhouse or apartment: which is better?

A townhouse gives you your own front door, more space and often a garden, while an apartment is usually cheaper and easier to maintain. Both normally pay service charge.
