Median house sale price in Nairobi is KSh 98.1M versus KSh 11.3M in Kajiado — the widest spread across counties this month.

How we count rents has changed

From 1 Sep 2026, this report counts every rental listed per month. Earlier rent figures covered only a small share of listings, so they aren't compared here. Not comparable with the same month last year.

Nakuru is the value play

Nakuru house prices are up 135.2% year on year but still 36% below Nairobi, drawing more value-led buyers each month.

About this report

How we measure price.

This report uses the median asking price of active listings on Kenya Property Centre in September 2026, for each mix of category, property type, bedrooms, county and town. Where it combines several of these, it averages their medians, weighted by how many listings each has. Using medians, not means, keeps a single unusual price from skewing a group's figure.
